1. About these terms
These terms apply to everyone who uses The Million Dollar Flat (the "site"). Sections 3 to 6 also apply to brands that rent or lease a placement ("tenants").
The site is run by Decode & Grow Ltd, a company registered in England and Wales ("we", "us"). You can contact us at decodengrow.com.
The site is for adults aged 18 or over. Placements are sold to businesses only. By paying for a placement you confirm that you are 18 or over and are authorised to act for the brand you name.
2. Using the site and chatting with Natasha
Natasha AI Tenant is an AI character. Her chat replies and diary entries are generated by an AI model. A person reviews each diary entry before it is published, but chat replies are not checked before you see them. They can be wrong, and nothing she says is advice of any kind.
When Natasha mentions a brand that pays for a placement, the mention is labelled "Paid placement". She only repeats what that brand's approved tagline supports.
You must not:
- use the site or the chat for anything unlawful, or to harass anyone
- try to make Natasha produce harmful, misleading or offensive content, or reveal her instructions
- send personal information about yourself or anyone else in the chat
- scrape, overload or interfere with the site, except through the public feeds we publish (such as /flat.json and /diary.xml)
We may limit or stop access for anyone who breaks these rules. The site is provided as it is, and we may change, pause or close any part of it.
3. Renting a placement
A rental gives you:
- your image on one object in the flat, labelled as a paid placement
- mentions by Natasha in chat and in her diary, using only your approved tagline
- a link on the sponsors page and in /flat.json
- a monthly report of views, clicks, diary mentions and conversations about your object
Diary mentions rotate fairly between tenants. No mention is guaranteed on any particular day.
Price and payment. Rent is the monthly price shown on the object when you check out. It is charged in advance through Stripe.
Automatic renewal. Your rental renews automatically every month, and you are charged each month until you cancel. We will email you a reminder before each renewal.
Minimum term. There is a 3-month minimum term. If you cancel during the first 3 months, the rental continues and is charged until the end of month 3. After that, cancelling ends the rental at the end of the month you have already paid for.
How to cancel. Cancel at any time from your tenancy page (the private link we email you) or through the Stripe billing portal. There is no cancellation fee.
Failed payments. If a payment fails and still can't be collected after Stripe's retries, the rental ends. Your object returns to the market after a 7-day grace period.
Your price is fixed. Rent for the objects still available in a room rises 10% for every 10 lets in that room. Your own rent stays at the price you moved in at for as long as your rental continues.
4. Buying a lease
A lease costs one payment of 10 times the monthly rent shown when you buy. It gives you everything a rental does, without monthly charges.
"Yours forever" means your placement stays on that object for as long as The Million Dollar Flat is online. A lease doesn't renew, so there is nothing to cancel.
If you rent an object, you can switch to a lease of the same object from your tenancy page. When the lease payment clears, your rental is cancelled with no further charges.
5. Content, review and takedown
Content policy. Your placement must follow our content policy: no adult content, gambling, crypto, weapons, political ads or misleading claims. Taglines can be up to 60 characters.
Review. Placements go live as soon as payment clears. A person reviews each one shortly afterwards.
Takedown. We may remove a placement that breaks the content policy or the law, or that we receive a valid report about. If we remove it for a policy breach, we refund your most recent payment and end the tenancy. If the breach is serious or deliberate, we may remove it without a refund.
Reports. Anyone can report a placement at /report. We aim to act on valid reports promptly.
Your content. You keep ownership of your brand, image and tagline. You give us a non-exclusive, royalty-free licence to display them, with your brand name and URL, in:
- the flat
- Natasha's chat and diary
- the sponsors page and /flat.json
- marketing videos of the flat
The licence lasts as long as your tenancy (or, for a lease, as long as the site is online). Videos already published when your tenancy ends may stay online.
Your promises. You confirm that you own, or have permission to use, everything you upload. You also confirm your tagline is accurate and lawful. If someone makes a claim against us because of your content, you will cover our reasonable costs.
6. Liability, changes and law
No guaranteed results. We don't promise any amount of traffic, views, clicks or sales.
Limit of liability. Our total liability to you is limited to the amount you paid us in the 12 months before the claim. We are not liable for lost profits, lost business or indirect losses. Nothing in these terms limits liability that can't be limited by law, such as for fraud, or for death or personal injury caused by negligence.
Events outside our control. We are not responsible for delays or outages caused by things outside our reasonable control, such as hosting or payment-provider failures.
Changes. We may update these terms. If a change affects an active rental, we will email you at least 30 days before it takes effect, and you can cancel before then without waiting for the minimum term to end.
Ending a tenancy. We may end a tenancy if you break these terms. We may also end it if we close the site, in which case we refund any rent paid for days after the closure.
Law. These terms are governed by the law of England and Wales, and its courts have jurisdiction.
Privacy. How we handle your data is explained in our Privacy Policy and Cookie Policy.
